Cooperatives are a different ownership model entirely: residents don’t own their unit outright, instead, every homeowner is a shareholder in a corporation that owns the building, with each person’s share sized to match their unit. They tend to be cheaper than comparable condos, which makes them attractive in pricier housing markets. ## Why does housing cooperatives matter? The financial mechanics of a co-op work differently enough from an HOA or condo that boards new to the model can get tripped up fast, especially around how monthly costs get calculated and how much control the corporation has over who’s allowed to buy in. ## When You’ll Run Into This This distinction matters most the moment someone compares a co-op’s price to a similar condo and wonders why it’s so much lower.
