It feels impossible that a terrorist or gun attack could happen in your community. Still, sadly it does happen, and community managers need to know how to help protect your associations from terrorism.
- Determine the property’s level of risk based on the building site and purpose before deciding on appropriate terrorism mitigation approaches. You can speak to an expert to help you with that.
- Discuss retrofitting for additional levels of HOA security as part of ongoing capital improvement. For example, installing security systems, developing real-time access to local police, vehicle screenings, biometric scanning for building entry, and implementing cyber security measures.
- Focus on the preparation, training, and awareness among building staff and tenants, which may include well-rehearsed systems and procedures. These could include conducting drills for evacuating the premises, designating meet-up locations, and installing real-time communication systems with public departments such as Homeland Security, FEMA, and local police and fire departments.
- Pay careful attention to building safety, including structural enhancements and occupant safety procedures.
- Fully understand your insurance coverage, making sure there are no terrorism exclusions written into the policies.
While you cannot prevent an attack, you can work to create safety procedures, training and security.
