Community Association Manager License: A Quick And Easy Guide To Renewing Yours

When you have a Community Association Manager License, you need to renew it every two years.

To do so, you need to complete a required minimum number of hours of Continuing Education (CE).

This article will go through everything you need to know about renewing your CAM license in Florida. It will cover in-person and online classes. You will also learn where you can find these courses for free at any time of the year.

How To Obtain Your Community Association Manager License

Before diving into the renewal process, let’s see how you obtain a Community Association Manager License in Florida.

You require a CAM license in Florida when managing a community association (HOA, Condo, Co-ops) of more than 10 units and/or with an annual budget of more than $100,000.

To become a licensed Community Association Manager (CAM), you must complete at least 16 hours of classroom or online instructions. These classes will help you get the knowledge required to pass the Florida CAM State Exam.

Once you complete the 16-hour course, you must submit your Certificate of Completion to take the test.

The Florida CAM State Exam has 100 multiple-choice questions. You have 3 hours to complete the test. You need a minimum score of 75 to pass the evaluation and obtain your CAM License.

How To Renew Your Community Association Manager License

All CAM Licenses expire on September 30th of every even-numbered year. For yours to remain valid, you must complete 15 hours of Continuing Education every two years. In general, the 15 hours are split between five different categories of 3 hours each. The topics are the following:

  • Physical Property (OPP) – 3 hours
  • Insurance and financial management (IFM) – 3 hours
  • Legal Update (LU) – 3 hours
  • Human Resources (HR) – 3 hours
  • Elective in any of these areas (ELE) – 3 hours

Each time you attend a class in one of these categories, you earn Continuing Education (CE) Credits. Keep in mind that these classes should be state-approved. Classroom vs Online CAM License Courses

You can choose to attend a CE class either in-person or virtually. The information you will get will be the same. Both formats allow you to ask questions and interact with the instructor and other participants.

A classroom format may suit you better if you enjoy meeting new people and networking. Whereas participating in a virtual class allows you to learn from the comfort of your home or office. Often, these classes are recorded, so participants can rewatch them at any time.

Here’s an example of a recent CE class recording.

Please note that watching a CE class recording doesn’t qualify you for credits for your license renewal. To get credits, you would need to sign up to a platform such as Zoom, so the instructor can check your attendance. Once your attendance is confirmed, the instructor can submit your credits to the DBPR

Online classes offer a lot of flexibility. They are ideal for professionals who are busy and often on the go.

The classroom format may provide more social interaction, but the virtual one reduces distractions and helps you save time.

The easiest and most affordable way to renew your license is by attending online classes. Many providers offer free online CE classes throughout the year so that you can sign up at your convenience. This means you no longer have to arrange your schedule around these events. You can register for a course in the morning and attend it just a few hours later.

Is A Florida CAM License Valid In Other States?

Each US state has its own regulations. As of 2012, nine states require CAMs to be licensed:

  • Alaska
  • California
  • Connecticut
  • The District of Columbia
  • Florida
  • Georgia
  • Illinois
  • Nevada
  • Virginia

For your Florida CAM License to be valid in one of these states, there must be licensing reciprocity. This means that the jurisdiction of one’s state allows licensees from another state to practice in its jurisdiction. If you are planning on moving to another state, check if reciprocal licenses are possible and the requirements.

Frequently Asked Questions (FAQ)

What is a Community Association Manager (CAM) license?

A Community Association Manager license is a state-issued credential that authorizes a professional to provide paid management services to residential community associations such as HOAs, condominium associations, and co-ops. It reflects that the holder has completed required education, passed a state exam, and meets the legal standards set by their state’s licensing authority. Without a valid license where one is required, it is unlawful to perform CAM services for compensation.

Which states require a CAM license?

As of 2025, seven states in the United States require a license to practice as a community association manager: Alaska, Connecticut, Florida, Georgia, Illinois, Nevada, and Virginia. California operates a voluntary licensure program with specific certification standards rather than a mandatory state license. All other states have no formal licensing requirement, though industry certifications are still widely pursued to demonstrate professional credibility.

When is a CAM license required in Florida?

In Florida, a CAM license is required any time a professional is paid to manage a community association that has more than 10 units or carries an annual budget greater than $100,000. Management of smaller associations below both thresholds falls outside the mandatory licensing requirement. Volunteer board members who are not compensated for their management duties are also exempt from needing a license.

How do you obtain a CAM license in Florida?

The process involves four steps. First, you must be at least 18 years old and complete 16 hours of pre-license course instruction. Then you must undergo a background check that includes fingerprinting, submit a CAM license application to the state, and pass the Florida state CAM exam, which covers the material from the pre-license course.

How do you renew a CAM license in Florida?

All Florida CAM licenses expire on September 30th of every even-numbered year, meaning renewal happens on a two-year cycle. To keep the license valid, the holder must complete 15 hours of Continuing Education (CE) before the expiration date. Those 15 hours are typically divided into five topic categories of three hours each, covering areas like financial management, legal updates, and community governance.

What happens if you miss the CAM license renewal deadline?

Failing to complete the required CE hours and renew by the September 30th deadline results in the license lapsing. Practicing community association management with a lapsed license in a state that requires one is considered unlawful and can expose both the individual and their management firm to legal liability. It is strongly advisable to begin CE coursework well before the deadline rather than waiting until the final months of the renewal period.

What is the difference between a CAM license and professional certifications like CMCA or PCAM?

A CAM license is a state-issued legal requirement in regulated states, whereas certifications like the Certified Manager of Community Associations (CMCA) or the Professional Community Association Manager (PCAM) are voluntary credentials issued by industry organizations like CAMICB and the Community Associations Institute (CAI). A license allows you to legally practice in states that require one, while professional certifications signal a higher level of knowledge and commitment and can set candidates apart in competitive job markets. Both the CMCA and PCAM are recognized across the industry and are worth pursuing after obtaining your state license.

Where can you find free CE courses to renew your Florida CAM license?

Vinteum hosts free online CE classes every month that cover all five required topic categories for Florida license renewal. The classes are open to sign-up at any time of the year, feature vendor presentations that double as networking opportunities, and include reminder notifications to help license holders stay on schedule. Other providers and real estate schools in Florida also offer CE courses, though many charge a fee.

Does a CAM license from one state transfer to another?

Reciprocity between states is limited. As of the most recent data, nine states have formal regulations for the CAM profession, but each state sets its own requirements, and reciprocity agreements are not universal. If you hold a CAM license in Florida and move to Georgia, for example, you would need to check whether your existing credentials satisfy Georgia’s requirements or whether additional coursework and an exam are required. Consulting your destination state’s licensing authority is the safest course of action before assuming transferability.

How does Vinteum support community association managers?

Beyond the free monthly CE webinars that help CAMs meet their renewal requirements, Vinteum develops Neigbrs by Vinteum, a software platform designed to simplify daily HOA management tasks such as resident communication, maintenance requests, and document management. The combination of free educational content and practical management tools positions Vinteum as a resource for CAMs throughout their career, not just at license renewal time.
