What is an ad valorem tax?

An ad valorem tax is a tax based on the assessed value of property, “ad valorem” literally means “according to value.” Local governments use it to fund things like schools, roads, and emergency services, and most homeowners know it best as their property tax bill.

Why does an ad valorem tax matter?

For HOAs, ad valorem taxes matter because they can apply to common areas the association owns outright, like a clubhouse or a private road, not just individual homes. A board that doesn’t budget for this can get caught off guard by a bill nobody planned for.

When You’ll Run Into This

You’ll usually only think about ad valorem tax once a year, when the county’s bill lands, but it’s worth flagging separately in your annual budget if your HOA owns common-area parcels outright. It’s easy to miss until a board gets its first surprise bill.
