Delinquencies

What is HOA delinquencies?

Delinquencies happen when a resident falls behind on dues, and without that cash flow an HOA ends up delaying maintenance or leaning on a special assessment to cover the gap. CAI’s actual public policy position is more specific than a generic notice-then-letter timeline: it opposes foreclosure over unpaid fines alone, backing a lien instead for fine-only debt, supports giving residents reasonable payment plans, and recommends a minimum delinquency period before a board ever moves toward foreclosure.

Why does HOA delinquencies matter?

Every dollar that doesn’t come in from a delinquent account gets covered by someone else, usually the residents who paid on time. Left unaddressed, delinquencies quietly shift the community’s financial burden onto its most responsible members while draining funds meant for maintenance.
