HOA Budget Template

What is an HOA budget template?

An HOA budget template is a pre-built spreadsheet that separates expenses into fixed costs, like insurance premiums and staff salaries, and variable costs, like utilities and landscaping, with a line for reserve fund contributions built in alongside them. It gives a board a starting structure for each year’s plan instead of rebuilding categories from scratch, informed by what was spent the year before.

Why does an HOA budget template matter?

A template forces a board to look at fixed costs, variable costs, and reserve contributions as separate line items instead of guessing at one lump number, which is exactly where forgotten expenses and underfunded reserves happen. Keeping the same format year to year also makes it easier to catch when actual spending is drifting from what was planned.

When You’ll Run Into This

This gets pulled out once a year, right when budget season starts, and it’s worth updating year over year rather than starting fresh each time. Our step-by-step guide to building an HOA budget plan covers what belongs in a solid template.
