HOA Portal

What is an HOA portal?

An HOA portal is the gated, members-only side of a community’s online presence, distinct from its public website. Residents log in to pay dues, pull governing documents, submit maintenance requests, book amenities, vote, and message the board, while managers use the same system to publish notices and run reports.

Why does an HOA portal matter?

A portal replaces the patchwork of email chains, paper notices, and spreadsheets most volunteer boards inherit, and it timestamps a resident’s complaint instead of leaving a he-said-she-said argument to sort out months later. In Florida, having one is no longer optional for most associations: HOAs with 100 or more parcels must post official records to a password-protected, members-only website or app starting January 1, 2025 (Fla. Stat. §720.303(4)(b)), and condo associations face a lower bar still, 25 or more units instead of the old 150-unit threshold, once Fla. Stat. §718.111(12)(g) takes effect on January 1, 2026.
