What is an architectural review committee?

The architectural review committee reviews submitted plans, materials, and sometimes permits against the community’s CC&Rs and design guidelines before a homeowner can start exterior work. Depending on the HOA, this might be the board itself, a dedicated ARC, or the management company, and the outcome lands in one of four places: approved, approved with conditions, more information requested, or denied.

Why does an architectural review committee matter?

A request that’s waved through, or denied without explanation, is how boards end up relitigating the same argument with every new homeowner. Citing the specific guideline behind a denial, and applying it consistently from one application to the next, is what keeps the process defensible instead of arbitrary.
