Covenants, Conditions and Restrictions (CC&Rs)

What is CC&Rs?

CC&Rs are the governing documents every homeowner in a community is legally bound to follow. They set the standard of living for the neighborhood, spelling out rules on everything from architectural changes to pet policies, and they’re recorded with the county so they’re legally enforceable.

Why does CC&Rs matter?

CC&Rs are the foundation everything else, bylaws, board resolutions, ARC decisions, gets built on top of. A board that enforces rules inconsistently with what the CC&Rs actually say is setting itself up for a legal challenge it will probably lose.
