Deferred Maintenance

What is deferred maintenance?

Deferred maintenance is repair work an HOA knows it needs but has put off, usually because of budget constraints or shifting priorities. It’s often uncovered during a reserve study or a routine property inspection, and it tends to build up quietly until it turns into a much bigger, more expensive problem.

Why does deferred maintenance matter?

Every deferred repair is a small bet that a problem won’t get worse before the community finally addresses it. That bet doesn’t always pay off, and boards that let deferred maintenance pile up often end up facing a far costlier fix, or a special assessment, than if they’d handled it early.
