HOA Transition

What is an HOA transition?

An HOA transition is the shift from developer control to a homeowner-run board, triggered once a set share of units sell, in Florida, for instance, three months after 90% of parcels close. The actual work starts roughly a year earlier, when a resident committee forms to work alongside the developer and start reviewing contracts, finances, and the physical condition of the property.

Why does an HOA transition matter?

An engineer’s inspection during the transition, often called a transition study, is what determines whether a construction defect stays the developer’s responsibility or becomes something the new board has to pay for later. Rushing or skipping that audit of contracts, finances, and building condition means the incoming board inherits problems it never had the chance to catch.
