What is HOA occupancy restrictions?

Occupancy restrictions limit the number of people who can live in a single unit within an HOA or condo association, typically written into the CC&Rs or local housing codes.

Why does HOA occupancy restrictions matter?

These rules exist for legitimate reasons, safety, wear on shared infrastructure, but they can also brush up against fair housing protections if applied in a way that disproportionately affects families with children. Boards need to apply them carefully and consistently.
