Unit Owner

What is a unit owner?

A unit owner holds legal title to a property within a community association and is subject to its rules and dues, whether or not that person actually lives in the unit themselves, as is the case when a property is rented out.

Why does a unit owner matter?

Every legal right and obligation in an HOA, voting, dues liability, rule compliance, ultimately traces back to the unit owner, not whoever happens to be living there. This distinction matters most when a rented unit’s tenant causes an issue but the owner remains the one accountable to the association.
