What is zoning?

Zoning refers to the municipal regulations dictating how a particular area of land can be used, affecting what types of buildings are allowed and specifying restrictions on things like noise, light, or land use more broadly.

Why does zoning matter?

Zoning operates above and separately from an HOA’s own rules, which means a community’s governing documents can be more restrictive than local zoning, but never less restrictive than what the municipality actually allows.
