The best way for your HOA or condo to stand out among all the others is to have outstanding amenities. You could target these to specific people who you’d like to live in your community or create a mix of amenities to please everyone. Amenities aren’t only great to attract new residents to your association, but they also help ensure high occupancy rates, and high resident satisfaction and are a good reason to increase fees.

Children

For families with young children, it’s essential to have play areas outside the house. If your community has a safe, easy access playground then that creates a huge pull to live there. You can customize the play area to fit with your community’s style, and also for different age groups.

You could also have indoor playrooms, with some child monitors there so that parents can leave their children there for a few hours.

A sociable community is somewhere that is lovely to live in. The board can help to foster a friendly and sociable community through clubs, whether it’s a book club, hiking club, or cooking club, whatever is of interest to your residents. Regular community events are also great for people to meet and create friendships with others. It’s also the perfect opportunity for the board to subtly show off any improvements they’ve made in common spaces.

What would make you really stand out are trails for hiking and walks, but this depends on where your HOA is. But nature is really relaxing, so having trails is a perfect way to have relaxed and chilled out residents. You could also have bikes for rent, or that residents could use for free, which are great for communities everywhere.

Other amenities and features that give your HOA or condo an edge is having parking. This includes designated parking for residents and also guest parking which is useful to have. If your community is in a state where it’s hot, then having shaded parking is a huge pull. If you live somewhere where it snows, covered parking is also useful.

Trees

You could also have walkways with lots of trees which bring green to the community and provide shelter from rain and sun. Also, it seems obvious but the more well-maintained your community is, then the more people will find it an attractive place to live.
