What is annual meeting minutes?

Annual meeting minutes are the official written record of what happened at the AGM, motions made, votes taken, decisions finalized. They’re typically drafted by the board secretary and, once approved, become part of the HOA’s permanent records.

Why does annual meeting minutes matter?

Minutes aren’t just paperwork. If a resident later disputes a vote, or a new board member wants to understand why a rule exists, the minutes are the record everyone falls back on. Sloppy or missing minutes can turn a simple disagreement into a legal headache nobody wanted.
