Incident Report

What is an HOA incident report?

An incident report documents an accident causing personal injury or property damage on common property, or a perceived or proven violation of the HOA’s rules. It typically records what happened, when, who was involved, and any immediate response taken.

Why does an HOA incident report matter?

Without a documented incident report, a board is relying entirely on memory months later when a liability question or violation dispute comes up. A clear paper trail protects the association just as much as it protects any resident involved.

When You’ll Run Into This

This gets filled out the moment something happens, an injury near the pool, damage to a common area, and it’s much easier to capture accurately in the moment than to reconstruct later. Our look at simplifying HOA incident reports and violation tracking covers how to keep this process consistent.
