An HOA website is the public side of a community’s online presence, separate from the password-protected portal where residents access official records and account details. Florida ties that portal to specific size thresholds under its HOA Act and Condominium Act: HOAs with 100 or more parcels have had to post official records to a website or app with a members-only login since January 1, 2025, while condo associations face a separate rule that drops the threshold from 150 units down to 25 or more, effective January 1, 2026.

States like Nevada and Texas have their own transparency rules pushing communities the same direction, so a board without a website may be behind on more than convenience.
